Why De Clutter Your Home For The Market

When meeting with potential sellers who want to list and sell a home, one thing we agents often hear is concern about de-cluttering.  Why do it?  I recommend taking it a step or two further than simple de-cluttering, I might propose removing or re-purposing furniture that was obscuring walkways and functionally making the home appear smaller.    But, back to the subject at hand.  De-cluttering and why Sellers should “do it”.


Let’s talk about some of the clutter.  It may be family photos or mementos of family vacations or it could be your (university) diplomas.  I always recommend that clients remove all family photos and diplomas but for different reasons.  Family photos could be a distraction, drawing the attention of potential buyers distracting them from really seeing the home.  Don’t we all love to see pictures of smiling children or a family excited about getting on a cruise?  Of course, we do.  The photos are quite different from the diplomas, though, and the reason for recommending removal is also very different.  In today’s environment of identity theft, why make the Seller’s complete name known to everyone who visits the home? 


I am not assuming everyone that comes to visit the home will be checking out the home to see what could be stolen, but why take that chance.  I always put the family’s safety first and removing personal items with identifying information is one way to do so.  While we are addressing identifying information, I also recommend clients remove a child’s name from over the bed and I won’t post photos of any room that includes a name. 


Tables, pianos, mantels and other furnishings may hold multiple “what-nots” or collectibles.  When I encounter an extreme number of them, I use the term “less is better”.  Fewer items draw less attention and are more likely to complement rather than to distract lookers from seeing the home.  Focus.


The issue of excess furnishings is personal, I get it.  But, when a decision is made to sell the home, the idea is to make it as appealing as possible to potential buyers.  To do so, may require relocating or perhaps removing excess furnishings and store them elsewhere.  Closets are another area of concern, potential buyers will be opening doors to see if there is sufficient storage for their needs.  Make sure your valuables, including any weapons are secured and out of sight. 


One last type of clutter is what I simply call “clutter”.  It may be a pile of clothing stacked in a corner, a stack of old magazines, donations, blankets, pillows or just about anything we can stack.  The first general impression left by the stacks is that there is not enough storage for the family.  That may read to potential buyers that there is not enough storage for this family and there may not be enough for mine.  Take the time to sort through the “stuff” and remove that potential obstacle to selling your home.
